The duration of the full-time programme is 12 months, while the part-time programme takes 24 months to complete.

Many countries look to Singapore as a model for real estate development. We have a well established real estate industry and they will be able to learn from Singapore. For example, we have a very developed Real Estate Investment Trust (REIT) market and many emerging economies want to come and learn from Singapore’s experience.

Students may submit a request for conversion of candidature to the MSc Programmes Office.

Usually, part-time students take 3 courses per semester and can expect to attend one class per week per course. Classes are conducted in person at NUS.

The MSc in Real Estate is a coursework degree programme while the MSc (Real Estate & Urban Economics) is a research degree programme.

The BSc (Real Estate) is a 4-year full-time degree course while the MSc (Real Estate) can be completed in 1 year. The BSc programme covers the whole spectrum of the real estate industry while the MSc focuses on economics, finance and appraisal. Students on the MSc course are also able to share their work experience which enhances learning.

For MBA in RE, students are required to complete 68 units for the degree, comprising 44 business and 24 real estate units. The degree requirement for the MSc in Real Estate is 40 units.

We advise part-time students to complete the core courses first followed by electives. The usual workload is 3 courses per semester.

MSc in Real Estate is a self-funded programme and the Tuition Fee Loan Scheme is not applicable to students in self-funded programmes.

This course provides exposure to the structure and organisation of real estate markets in emerging and developed markets in Asia. Students are expected to complete individual and group reports including recommendations for investment in real estate such as structuring a cross-border venture.

Part-time students are expected to attend classes about 2 to 3 times a week, and classes are held in the evenings from 6.30 PM to 9.30 PM.

Applicants are expected to hold a good undergraduate degree. Specific requirements may vary by programme, so please check the individual programme website for details. Admissions are assessed holistically: while academic performance is important, there is no strict GPA or degree cut-off, as grading systems differ across universities. Applicants with lower GPAs are encouraged to strengthen their application with a competitive GRE or GMAT score. If your undergraduate studies were not conducted in English, you will also need to submit IELTS or TOEFL results.

We accept only IELTS (Academic) or TOEFL iBT test scores as proof of English language proficiency.

If your degree was taught entirely in English, you may request a waiver with official proof (e.g. medium of instruction letter or if English is indicated in your official university document as the medium of instruction throughout your studies).

The GMAT/GRE is not mandatory; however, a strong score may enhance your application. Generally, a score of 700 out of 800 for the GMAT, or the GMAT equivalent in GRE is expected. However, as it is not mandatory, you are also welcome to submit an application without a GMAT/GRE score.

You may submit the preliminary GMAT scores, i.e. the Verbal and Quantitative scores. These scores are known immediately after a GMAT test.

The letter of motivation should be personal to you, there is no specific topic or format. You may wish to elaborate on why you want to join our programme or how this programme will help you achieve your goals.

If you are unable to provide the proof of financial documents at the point of application, please provide a simple declaration letter stating how you intend to finance your studies in the programme (e.g. intention to apply for a loan). We will further follow up with you to submit the proof of financial documents if you are shortlisted and offered admission to the programme.

For proof of financial support documents, it can be in the form of a bank statement or a savings account statement. The funds should also be liquid and easily withdrawn for use. The funds do not need to be kept in the account for any specific period.

If you are sponsored (the account statement you provide is not in your name), please provide an additional confirmation letter signed by your sponsor/s. There is no need for any proof to be provided for the relationship between yourself and your sponsor, and there is no specified format for the signed confirmation letter.

We regret to inform we are not able to provide individualised preliminary review of an application. All applications need to be submitted via the application portal for our panel’s review.

You may apply for up to 5 programmes per admission cycle. An application number will be assigned to you when you create a new online application for each programme. If you are successful in more than one application, you can choose to be admitted to your preferred programme.

No, you only need to submit a scanned copy of your transcript at the time of application. Once offered admission, the admissions team will get in touch with you to verify the authenticity of your degree transcripts.

We wish to share the Graduate Admission System application portal is a common portal for all NUS graduate programmes. Some programmes require the submission of reference letter(s), and that section in the application portal is catered to those programmes. As referees and reference letters are not required for the application to our programmes, you do not need to submit any referee details. Reference/recommendation letters will also not be reviewed.

You will not be able to submit your application online after the system closes. Please follow the application periods as published on our website

As we are a self-funded programme, we regret to inform you that we are unable to provide a waiver for the application fee.

Applications are reviewed and admission decisions are made after each cut-off. You are encouraged to apply early. If you have a competing offer that is approaching the decision deadline, you may write in to request for an earlier interview.

There is only one intake each year. Please refer to our “Admission, Application Process” section in our website for the key dates of the application and admission cycle.

Work experience is not mandatory, however, relevant internship or work experience will be considered favourably.

We do not provide individuals with feedback on our admissions review process and decision.

Acceptance fee is non-transferable and non-refundable.

Yes, orientation is compulsory unless otherwise stated.

A limited number of scholarships and study awards are available for outstanding applicants. There is no need to submit a separate application, as shortlisted candidates will be contacted directly during the review process. To be considered for a scholarship or study award, your application must be submitted by the first cut-off deadline.

The 40% tuition fee rebate for self-funded Singapore Citizen and Permanent Resident and 20% alumni discounts are not stackable. You will only be entitled to one form of financial aid. If you are eligible for the 40% tuition fee rebate, the rebate will automatically be reflected in the Student Bill per semester.

The Mid-Career Enhanced Subsidy applies only to MOE-subsidised programmes. As our programmes are self-funded, they are not eligible for this subsidy.

Singaporeans can use their SkillsFuture credits to offset the programme fees, and the claim must be submitted prior to course commencement. To ease the transition for new international students to NUS, the programme office will also arrange a buddy for each student to share practical information. Pre-arrival connections with the buddies can be done via email or Facebook.

International students holding a Student’s Pass are allowed to work part-time for up to 16 hours per week during the academic term and full-time during official vacation periods. There is very limited on-campus accommodation for students. Please note that hostel applications are administered by NUS’s Office of Student Affairs for the whole of NUS including its many different schools and faculties. You will need to submit your application directly via their application portal. More information can be found here. Therefore, we encourage students to look for alternative off-campus accommodation options.
